When buying a piece of raw land, there are several considerations, contingencies, and costs, associated with developing a property that you will need to discuss with your Trusted Agent. All costs estimates below are subject to change without notice by the City State or County in which the property lies.

  •  Percolation Test for On-site Septic

1.) $500.. for Mason County Permit

2.) -$225-$350.  to drop the perk holes

3.) $400 - $1,200 For the Design

4.) $4,800. - $25,000. To Install

 Survey : Will cost for each line of sight shot "point to point"...and will vary with the size of the property and how close the nearest "take-off" point or monument is located. It recently cost me $1,100. to have a survey line shot 780' down one line. We have a GPS Locate Service that will locate existing survey points for $500 per day.

  •  Well Drilling (or water hook-up fee to an existing source of water)

To check the state Well Logs for surrounding wells near the property you are buying, will give you an idea of average well depths common to that particular area.

Well drilling companies also assist in the siting of a well, and can give an estimated depth and cost to drill. Shop around. Prices will vary per foot of drilling.

1.) It costs between $34-$38. per foot, to drill the well and cap it

2.) Plan on spending another $2,500-$3,500. for the pump and holding tank

3.) You will also have electrician and plumber costs (& related permits) to consider to hook the well up to your home and wire it in. Same with the septic system & power source. Use the Mason County & City Links to access permit costs and requirements, along with forms to submit for them. .

  •  Cost to Design and Install a Septic System*

1.) The cost to "perk" a property varies from County to County...The cost of a septic permit in Mason County the last time I checked  is $500. Plan on spending about $225-$350. to have the three or four required perk holes dug. These must be done with a backhoe. If there are existing perk holes on a property, the soil logs can usually be done without digging new holes, (if the place the holes are already situated is not going to interfere with a driveway or construction). The cost to have a septic system designed will start at $400. and can go as high as $1,200. if it is a difficult property to design for, or it has slopes to consider along with bad soils or high water table. * You also need to prove there is sufficient room to put in another drainfield in case the one being used should fail at some point in the future. This is called the "Reserve Area". This is extremely important if you are building on waterfront, or buying a cabin or home on the waterfront, and using an existing septic and drainfield.

  • Running in Power and Phone

1.) The power will cost $2.-$3. per foot to bring in the power (this does not include the $1.-$2. per ft. for the trenching). Conduit is not always necessary. In addition, it will cost $1,500. per "vault"  for every 2000' of "run" Plus $2,500. for the "Pad-mount" (transformer) for the home. Vaults must be within 14' of access road for utility ingress and egress. An easement will be required to run utilities across anyone else's property, and also on the property you buy, to give utilities the right to access the lines. Phone line can be laid in the same trench while it is open. There is usually no cost associated with the phone line being brought in, but may cost a little "something" depending on the location of the property.

  •  Wetland Study if Indicated

  •  EIS (Environmental Impact Study) If applicable.

  • Shoreline Requirements if applicable.

  • WETLANDS SIMPLIFIED
